It gives them the confidence that they know what they are getting into before investing in something as valuable as a house, unit or commercial property. We are qualified to provide a Vendor inspection and report which gives an overview of the property in relation to properties of similar age and construction.


We inspect all types of properties such as domestic, commercial and industrial properties. Building inspections cover issues that are not immediately apparent but that a potential buyer may uncover such as:

    • Leaking roofs or damaged roof plumbing.
    • Structural cracks or timber framing inadequacies.
    • Leaking showers or baths/wet areas.
    • Damp issues such as rising damp or penetrating damp.
    • Poor external drainage or storm water concerns.
    • Main structural elements.
    • Potential safety hazards such as collapsing balconies

Our comprehensive reporting is based on the Australian Standard 4349.1 and 3-2007 and includes areas such as the building interior, building exterior, roof interior, roof exterior, sub floor, the site and standard services.


The vendor then has the opportunity to address any issues, before the property goes to market, and we can update the report accordingly before the report is presented to prospective buyers.


When Should Sydney Property Owners Conduct a Vendor Building Inspection?

Inspection reports can be an asset for vendors. Vendor reports are being used more often by vendors selling their homes by auction and by private treaty. Arranging an inspection of your home before selling can be useful in a number of ways. You may have structural problems you weren't aware of and a building inspection can alert you to any damages that could depreciate the value of your property, giving you time to fix existing problems before they become expensive ones. A final report indicating no immediate issues for the purchaser is an asset in the selling process.

A comprehensive inspection report means there will be no last minute reductions on the buyer's offer. The status of your property's maintenance and upkeep is an established record that you can use to uphold your property's value. It could save you time in arranging access for various parties inspecting your property during the pre-auction or pre-sale period. It will increase the clearance rate at auctions as the prospective buyers will know more about your property, increasing their confidence to proceed with a contractual agreement.
