Sydney Building Reports provides Vendor Building Inspections, Building Defect Reports, Building Expert Witness Reports for all courts and the tribunal (NCAT), Dilapidation Reports, Construction Progress Reports, Capital Works and Strata Maintenance Reports, and Cost Estimating.
Sydney Building Reports building consultants are fully qualified and experienced. They have extensive knowledge of the National Construction Code (NCC) and the many Australian Standards associated with the building and construction industry. The reports include photographs, where appropriate, and we use the latest technology to assist with accurate technical reporting, such as boroscope, moisture meter and laser level.
We create Expert Reports for building matters and can act for either the builder or owner of the property. Our opinions are fully independent and we abide by the Code of Conduct set by the court or tribunal (NCAT). Roof Exterior & Interior:
Roof coverings, flashings, cappings, gutters, downpipes, skylights, roof framing structures, insulation, and signs of water ingress.
Building Exterior & Sub-Floor:
Wall elevations, lintels, balconies, decks, retaining walls, sub-floor timber framing, ventilation, and damp-proofing.
Building Interior & Wet Areas:
Walls, ceilings, joinery, flooring, thermal moisture testing in bathrooms/laundries, safety hazards, and water pressure checks.
Site & Outbuildings:
External surface drainage, driveways, boundary fencing, detached garages, granny flats, and large trees within 30 metres.
Our building inspectors are accredited building consultants who have carried out specialised inspection training, hold current Builder’s Licenses and have a minimum of fifteen years building industry experience.
Sydney Building Reports Inspector’s expertise is based on decades of experience in all facets of the building and timber pest industry. They are also members of the Master Builders Association and Institute of Building Consultants.
Sydney Building Reports is fully covered for Public Liability and Professional Indemnity Insurance through Pacific International.

Strata & Commercial Reports
Delivered within 2 to 3 business days.
NCAT & Expert Witness Reports
Completed within 10 to 14 business days, depending on the complexity and volume of defects assessed.
Your attendance is not required. Our team coordinates access directly with the real estate agent, vendor, or site manager. However, if you wish to attend near the conclusion of the inspection, our consultant can walk you through preliminary findings on-site.
Minor Defects: Operational or aesthetic issues resulting from age, normal wear-and-tear, or lack of routine maintenance
Major Defects: Serious structural failures, active water ingress, major sub-floor timber decay, or severe foundation movement that compromises the safety, stability, or function of the building.
Visual inspections have physical limits. To evaluate hidden issues without damaging property surfaces, our consultants use specialized thermal imaging cameras, high-frequency moisture meters, laser levelling tools, and endoscopes to detect subsurface leaks, dampness, and hidden pest activity behind wall cavities.
