Building Defects Report
Sydney Building Reports can provide the property owner or Strata Manager with a report based on building defects which have occurred within the 6 year period after the completion of the building works or more recently when there is alleged incomplete work and or defect during the construction process or around the time of practical completion. The idea of a defect report is to have an independent report which can then be issued to the builder for the rectification of the defects or incomplete works. A Building Defects report can be just a list of the issues or contain photographs, cost estimates and method of rectification. This all depends on the current situation. A Building Defects Report can also be the stepping stone of a report required for litigation (court or NCAT), however a lot more evidence and a different format is required for such reports. Some defects within properties recently constructed or renovated or extended may be claimable against the builder under Home Warranty Insurance if the defect falls within the 6 year period from the completion date. In determining what is a claimable defect, a site inspection is required to determine the areas of non compliance with the Building Code of Australia (BCA) or Australian Standards (AS). If you need a Defect Report Free call us on 1300 131 270 to organise your inspection.
Building Expert Witness Report for Litigation (NCAT or Court)

Craig Nisbett is the Senior Consultant of Sydney Building Reports and has been completing Expert Witness Reports for owners and builders in relation to Building Defects, Incomplete Building Works and Non Compliant works for many years. In NSW, Builders are required to complete building contracts in accordance with the Home Building Act 1989 (HBA), Building Code of Australia (BCA) now known as National Construction Code (NCC) and all relevant Australian Standards (AS). Craig Nisbett has over 40 years experience in the building and construction industry for residential and commercial buildings. In the last 10 years as a Building Consultant he has been working with lawyers, builders and owners on residential and commercial matters. The Expert Witness Report includes all relevant evidence, methods of rectification and cost estimates to rectify defects and incomplete works. In the majority of matters a 'Scott Schedule' is also required to summarise the Report and cost claim. Many disputes can also arise from variations to the contract. We are experienced in assessing variation claims against the original contract documents and can include these in an Expert Report. We are also experienced in conclave meetings and giving evidence in relation to our reports in court or NSW Civil and Administrative Tribunal (NCAT). A Scott Schedule is often required by the NCAT which outlines the Applicants and Respondents evidence with costings involved in the matter. Sydney Building Reports can complete a Scott Schedule for you.
Dilapidation Survey Reports
A Dilapidation Report is often referred to as a Condition Report as it reflects the current condition of a building, adjoining structures and council owned property, such as footpaths, kerbs and guttering. A Dilapidation Report is often the condition of a building development application by the local council for domestic, commercial and industrial sites. A Dilapidation Report needs to be carried out by a Qualified Building Expert and is usually engaged by the builder, developer and or owner. A Dilapidation Report is strongly recommended as it is good insurance and proof when damage does occur caused by construction of an adjoining property. Our Dilapidation Reports will document the general condition of a property and any structural cracking and defects of the adjoining properties prior to the commencement of any construction works. We provide our reports and photograph electronically within a few days of our site inspection. Free call Sydney Building Reports on 1300 131 270 to organise your inspection.
Vendor Inspections (the reports can be provided within 24 hours)
Inspection reports are not only valuable for buyers, they can be an asset for vendors. Vendor reports are often used by vendors selling their homes by auction and by private treaty. An independent report helps put the buyers' minds at ease. It gives them the confidence that they know what they are getting into before investing in something as valuable as a house, unit or commercial property. The report can also help you as the vendor develop a clear picture of the property's worth and may be a key factor in your negotiations. Arranging an inspection of your home before selling can be useful in a number of ways. You may have structural problems you weren't aware of and a building inspection can alert you to any damages that could depreciate the value of your property, giving you time to fix existing problems before they become expensive ones. A comprehensive inspection report means there will be no last minute reductions on the buyer's offer. The status of your property's maintenance and upkeep is an established record that you can use to uphold your property's value. It will save you time in arranging access for various companies inspecting your property during the pre-auction or pre-sale period. It will increase the clearance rate at auctions as the prospective buyers will know more about your property, increasing their confidence to proceed with a contractual agreement. Builders Warranty Inspections
If you are building a home or adding renovations or extensions to an existing home as an 'Owner Builder', you are required by law to have a builder/warranty home indemnity insurance in place if you intend on selling within the 6 years of the completion. To accomplish this, you need the services of a defects inspector. The inspection will ensure that no part of the construction is incomplete and that there are no major defects in the construction. Home warranty insurance provides a set period of coverage for losses by the defective or incomplete work in the event of the death, disappearance, or insolvency of the builder/ contractor/ or owner/builder. As of February 1, 2012, owner/ builders are required to obtain home warranty insurance when the contract value or price of the new construction is over $20,000. Our home warranty inspections are conducted by experts in defects construction. We carry out inspections on bathroom and kitchen renovations, additions, extensions and alterations. Our services in home warranty inspections include new homes, subdivisions, duplexes, dual occupancies, units and villa developments. Once we have completed our inspection, we will compile a home warranty inspection report or an owner/ builder warranty report for you to submit to your insurer. You can visit the Department of Fair Trading NSW website for more information concerning the Owner Builder Home Warranty insurance requirements.
